Need sealing advice and help

So I did my first Tile cleaning job about a month ago and it was pretty easy and straight forward. Just got estimate for a job that is going to be BIG if I get it. Only a small part of it is T&G. With Montana prices I am just charging .30 sq foot for cleaning for Tile.

This job is a mansion for a college sorority house with 4 flights of stairs and about 20 rooms of carpet. Will be doing T&G with sealant for the kitchen and bathroom.
